Where a person employs several brokers to negotiate a loan, the employer, provided he remains neutral toward the several brokers, is liable only for a commission to the one who first negotiates the loan; or, if he has not delegated the authority to conclude the transaction, to the one who first produces a person able, ready and willing to lend on terms agreeable to the employer, and this without any express contract to that effect.
