There was a consummation of a sale to a customer of plaintiff, a real estate agent, so as to entitle him to half the commission under an agreement with defendant, another real estate agent, though only an option was given such customer, and then a resale was made directly from the first vendor to the second vendee, and division of the price paid by the second vendee made on the basis of the two sales.
