The purchaser was unable to buy the land, but a third person agreed to furnish the money necessary to make the cash payment; the sale was not made. Held, That the broker, in order to recover his commissions, must prove, not only that the purchaser was ready and willing to buy, but that the third person was ready, able and willing to advance the cash payment.
